Accommodation and booking terms

Formation of the contract

The contractual relationship between the guest and Jan Balon, the operator of Osada Severní, arises under an accommodation contract pursuant to Section 2326 et seq. of the Czech Civil Code.

The relationship comes into being when the operator confirms the binding booking. By sending the order, the guest confirms that they have read all the accommodation and booking terms and the house rules.

The person placing the order is responsible for the obligations of everyone else named in it.

Season and length of stay

Season: 1 April to 31 October.

The minimum stay is 2 nights. For a single night the price per person is increased by 200 CZK.

Arrival: 15:00 to 19:00 (or as individually agreed).

Departure: by 10:00.

Booking and confirmation

• Once the order is received, a provisional booking may be created.
• The booking becomes binding when a deposit of 50 % of the price of the stay reaches the operator's account.
• If the deposit does not arrive within 48 hours, the dates may be offered to other guests.
• The remaining balance is paid in cash on arrival, or by bank transfer if agreed in advance.

Price of the stay

2 people: 3,000 CZK for 2 nights, 7,800 CZK for a week.

4 people: 6,000 CZK for 2 nights, 15,600 CZK for a week.

• Weekly stays are offered at a reduced rate.
• For a single night the price per person is increased by 200 CZK.
• Bank account: 2110228371 / 2700.
• A deposit of 50 % of the price; the booking is binding once it arrives.
• The balance in cash on arrival, or by transfer in advance.

Cancellation terms

Cancellations are handled according to the terms below:

• 15 days or more before arrival: the full deposit is refunded.
• 8 to 14 days before arrival: a cancellation fee of 50 % of the deposit paid.
• 7 days or less before arrival: the deposit is forfeited.

If we manage to fill the cancelled dates, we will gladly refund the deposit. By agreement, the deposit can also be moved to other free dates.

The price includes

• the accommodation;
• electricity up to 20 kWh per night;
• water and firewood;
• bed linen and towels;
• use of the fenced grounds;
• the local tourist fee of 4 CZK per person per day;
• the final clean, worth 500 CZK.

Changing the number of people or the booking

Any change in the number of guests must be reported to the operator in advance. The maximum capacity of Osada Severní is 4 people.

People not named in the booking may be present only by prior arrangement with the operator.

Ending the stay early

In the event of a serious or repeated breach of the accommodation terms or the house rules, the operator is entitled to end the stay early, with no right to a refund of the price paid or any part of it, to the extent permitted by law.

This applies in particular to exceeding the permitted number of people, inappropriate behaviour, damage to equipment, disturbance of quiet hours, holding unauthorised events or endangering safety.

Agreement with the terms

By sending the order, the guest confirms that they have read these accommodation and booking terms and the house rules of Osada Severní, and that they agree with them.
